Home for the Holidays

Shima 0 comments 03.03.2021

In the middle of quarantine, I received a call from a lady named Ashley. She said she was searching for a Military Relocation Specialist and found my website,

She said she would love to refer Joshua to me, who would be relocating from Hawaii. A few weeks later, I met with Josh and I was very honest with him. Unfortunately, most agents are not educated and informed about V.A. loans- which is why their offers are often not selected. I asked him to promise me he would stay patient and not get discouraged.

I am so honored to have been able to help Josh, who was truly grateful every. step. of. the. way.  It wasn’t an easy search, but it was all worth it because today, he became the proud homeowner of a spacious townhome... with 0% DOWN!!!! Congratulations, Josh, and welcome home!! Right in time for the holidays.

Thank you for your service!

Congratulations, Josh!

May be an image of Josh Cleveland and indoor

About five years ago, my old friend, Josh, from North High told me he wanted to buy a house. I periodically would check in with him to keep him accountable for his goal. Then last year, he realized that the prices of homes were not going down and that he should probably take advantage of the low-interest rates.

Fast forward to the end of 2020 ➡️ we began to aggressively look at homes. Since he was very clear about what he did and didn’t want, it helped me weed out any homes I felt he may not like ahead of time. This prevented him from getting burnt out and also, not wasting his time looking at homes that would not be for him. However, as soon as we walked into this home, he said, “This is it. I need this one, Shima.”

The pressure was on as I now had to do WHATEVER it took to get him this house. I called the agent and gathered as much information as I could and am happy to say, we beat 24 offers and several cash offers, all thanks to Josh trusting my judgment and coming in strong with very clean terms.

I can’t tell you how much this means to me to have earned your trust and loyalty. I look forward to helping you buy many more homes in the future as I know this is just the beginning.

Congratulations on becoming a homeowner!! ?? See you at the housewarming!

Feeling especially grateful to have closed escrow today!

A huge, huge thank you to Daran for kindly trusting and referring my client to me. It was an honor to represent her in the sale of her home and help her close this chapter.

I couldn’t have asked for a more pleasant, patient and understanding seller who trusted me every step of the way!

Real Estate is quite unpredictable. Just 2 days after we hit the market, the unit directly next door to us was listed for almost $50,000 below- making it a tough competition to beat.

However, we stated persistent with open houses, showings and digital marketing. All you need is ONE buyer- and we found him!

Thank you to Melinda Andersen of Chicago Title for doing a special recording today and helping us close on time. Also, thank you Daran for being a wonderful Escrow Officer and helping us every step of the way.

Kids come in all shapes and sizes and not all are in human form.
No matter how big or small, they have a huge impact during the sell of a home.
Keeping the house clean is one of the most challenging task, but it’s essential when trying to capture the right buyer!
A special thank you to Savannah, Toby, Sky, and Coco for dealing with strangers coming in and out of your home until we found Mom and Dad the perfect buyer!!

I know you probably hated me dusting the couch and having to vacate the home during open houses/showings. Although it was a long and bumpy ride, WE did it!

You will be repaid soon with yummy treats. Also, a huge thank you to Matthew and Colleen for not only thinking of me when choosing an agent to represent you, but trusting me with the sale of your home and being patient throughout it all.

Special thank you to our Title Rep, Melinda Andersen with Chicago Title Los Angeles for making it happen and Harbor Lights Escrow for all your help. Also, thank you Holly Kauff for your dedication and professionalism. Cheers!

?????? and I first began talking about his goal of purchasing a home 2️⃣ years ago. As his friend and Agent, I’d check in every so often to make sure he was on track of attaining his goal. However, a year ago, Nabeel was hit by a drunk driver while crossing a street in Hollywood. He woke up in a ???????? ??? to find he had a broken arm, leg, severed tendons, a concussion, and torn muscles in his arm. After ?????? of healing, he was able to return to work. The day before he was to return, we met for lunch and I was surprised to hear that he did not lose sight of his goals. Instead, he had a game plan to work even harder and get a raise at work so he could increase his purchase price. Low and be hold, he did, and today, he’s an official ???? ?????! Nabeel, I’m so proud of you. You’ve taught me what commitment to your goals looks like, no matter the obstacles we face. You can choose to be a victim to life’s circumstances or take control and come out stronger. Thank you for being an inspiration, Nabeel! ??????? ????! ? Special thank you to Khaled Tizani with Huntington Mortgage for making this a smooth process for all and David Hext with Makai Building Inspection for a thorough report! Couldn’t have done it without you both.

Welcome home, Sharon!

A few months ago, I began searching for classmates from my NHS 2007 class in hopes of inviting everyone to our reunion. I found Sharon on Facebook after losing contact since.

She realized I was a Realtor and asked for some guidance. We began looking for homes, but found the ONE on the day of my best friend’s wedding and two days prior to my trip to Iran.

I told her I was going to be limited in my abilities to help her that day, however, had an amazing team that would be able to assist from A-Z. I’d like thank, Tad, from my team, The Kondo Group, for going above and beyond to make sure my dear friend Sharon got this beautiful home.

(When you hire one of us, you get the entire football team ?)

Sharon, I know you had many options when choosing a Realtor, so I appreciate you picking my team and I to represent you on this purchase. I couldn’t be happier for you, your husband, and doggies!!!!

Welcome home, my dear! P.s. She’s an amazing speech therapist for anyone looking.

Welcome home!

I'd like to wish huge congratulations to my clients on the purchase of their beautiful home! I met them while hosting an open house and upon walking into the home, I quickly noticed the parents spoke little English and though we could not communicate in large part, there was a shared joy in one another's company. With the help of their two younger children, I learned that the father had been looking for a horse property for a year and he finally reached a successful point in his life where he'd be able to fulfill his dreams of owning horses. After hearing his touching story and knowing he earned every dollar he's made through hard work, perseverance and the American dream, I felt in my heart this was his home. We wrote an offer and after some negotiation, the buyers and sellers were satisfied with terms to move forward. I couldn't be happier for the family as they begin a new chapter in this home and for the birth of their first granddaughter. They've inspired me to dream deeper and to never let stigmas limit my ability to success. To many years of happiness, health and love ahead. A special thank you to my partners Tad and Michelle for helping especially this past week diligently to have a successful closing. Couldn't have done it without you. ??? Welcome home! #homesweethome

Alma, you didn't know me- but trusted the referral of my business to help you buy your first home in California and help you sell your home in Georgia. I couldn't be more thrilled for you in this investment. I've gained a greater respect for mothers of children with special needs. Wolfgang is blessed to have a mother as heroic as you! Here's to your new chapter as a homeowner in Los Angeles and know that I'm here whenever you need me.

Home is truly where the heart is.

Time Crunch

Shima 0 comments 30.01.2017

I met Michael in late November when leaving my open house in Torrance. Michael was on a time crunch as he was moving his family from Georgia to the South Bay. Although he did not know me, Michael instilled his trust in me that day when I told him I would help him. Exactly 28 days later, I found him what he wanted- a renovated home with a large lot. Despite being a complete stranger, Michael trusted me and for that, I'm forever grateful.

Congratulations to the Coleman family...welcome home!

Against all odds.

Shima 0 comments 30.01.2017

Last year, Shawn got in a snowboarding accident that left him with extensive injuries and out of work for 75% of the year- making it difficult to qualify for a loan. Before almost giving up, he got qualified! On his behalf, I wrote a letter to the sellers of a home he liked, which touched their hearts and not only did they accept us, they completed all of our repair requests and even gave credit towards future remodels! In just 30 days, my brother received the keys to his 3 bed, 3 bath home! So proud of you for doing this on your own. Thank you for trusting your little sister on the purchase of your home. Guess I'm not so bad after all.
