T.D.S.
As your listing agent, my job is to help protect you, and to do this, I will direct you to DISCLOSE. The T.D.S. is an opportunity given to you to do so.
In this form, you are advised to disclose information about the property that would be important for a potential buyer to know.
Sometimes, knowing what to include can be tricky and that’s where I step in.
The TDS form is completed by the seller to share information they are aware of/ have knowledge of.
This can be anything from a leaky faucet to sharing any deaths that have occurred on the property.
In addition, the seller must state whether an appliance is not operable and if there have been any changes/additions made to the home. Also, a seller must state any known nuisance issues- such as a dog that barks all night or a train that passes through.
My job is to allow YOU to ask any questions or concerns to keep you protected.
Please note that the T.D.S. MUST be completed by the seller in his/her handwriting and the agent cannot fill it out for you.
If you have any uncertainty, please ask your agent. It is your time and duty to DISCLOSE all known material facts.
Shima’s Home Buying Tip
Getting an offer accepted in today’s market is quite challenging. Low-interest rates and even lower inventory have resulted in buyers competing against one another to have their offers chosen by sellers.
This is why I advise my clients to request UPFRONT UNDERWRITING by their lender.
Most buyers submit an offer with a Pre-Approval letter only. Though significant, the letter merely indicates that the buyer will be able to qualify for the home. This means there is possibly still a risk in accepting that offer because it will need to still go through underwriting for FULL approval.

Ever wonder what that cool-looking building nestled along the shoreline is?
Well, I’m here to tell you! It is the 𝙋𝙖𝙡𝙤𝙨 𝙑𝙚𝙧𝙙𝙚𝙨 𝘽𝙚𝙖𝙘𝙝 𝙖𝙣𝙙 𝘼𝙩𝙝𝙡𝙚𝙩𝙞𝙘 𝘾𝙡𝙪𝙗, an exclusive, recreational complex, sitting next to Rat Beach.
The city of Palos Verdes Estates owns the private beach and athletic club, and they charge an annual membership fee. Facilities at the Club include a 5-story clubhouse, 6-lane pool, children’s pool, sauna, and fitness center.
Organizing the Kitchen
When it comes to organizing a home, it’s important to be realistic about your daily lifestyle vs. what you wish it looked like. For example, many people would love a clutter-free countertop. Don’t we all? Unfortunately, it’s not always possible or realistic. However, there is a multitude of ways to get a “clean” look, without compromising the functionality of everyday items. My #1 tip is to consider what you use regularly vs. what can be easily taken out when needed. Try to eliminate anything extra and opt for things that are nice to look at. I promise it’s worth it.
